I came across an interesting breakdown in an article by Dan Petrovic in AI SEO about how GPT-powered search actually “sees” the web — and it perfectly reinforces something I’ve been teaching property managers for years.
When GPT (and tools built on top of it) fetch information from the web, it doesn’t read your full page.
It only receives a tiny structured snapshot:
⭐ Title
⭐ URL
⭐ 1–3 sentence snippet
⭐ Maybe date or a score
⭐ An internal ID
That’s it.
It does NOT see your full webpage, full description, navigation, rich content, or carefully formatted long copy.
And that has big implications for vacation rental visibility in a world where AI search is becoming a new layer between travelers and your website.

If titles and the first 1–3 sentences are all AI sees, then:

Write it with clarity + SEO + the key hooks (waterfront, hot tub, firepit, walk-to-beach, location X).
✨ Your first paragraph must deliver the essence
This is your “snippet” — the exact text models like GPT pull into search summaries.
Make it concise, benefit-oriented, and highlight what truly differentiates your property taking long tail searches of your target audience into consideration.
✨ Your URL structure matters
Instead of generic links (“/property-12345”), use
/sunset-haven-lakefront-cabin-leavenworth
or
/maui-oceanfront-condo-kihei.
It helps both AI systems and humans understand your listing at a glance.
✨ Avoiding mismatches is critical
If your title, snippet, amenities, or URL structure conflict with what’s on OTAs, algorithms get confused — and confused algorithms bury listings.
✨ Your site has to send a clean, consistent signal
AI is unforgiving with messy metadata.
